Why take this course?
Learn about the style, form, structure and neighborhoods of the American house. Students will come to learn why time periods and key architectural features of each period are important to the agent, seller and buyer. Understanding layouts and functionality of a home impacts the home’s history, and understanding building techniques and styles can assist an agent in establishing when a house was actually built instead of relying on tax records.
Learning Objectives
- Identify the basic styles/fashions, forms/shapes, structure/anatomy, and neighborhoods/groupings of the American home.
- Review key basics/form elements of homes including: roofs, railings, columns/supports, chimneys, roof/wall junctions, porches, doorways/windows, walls, foundations, and decorative elements.
- Identify home style classifications and periods: Folk, Colonial, Romantic, Victorian, Eclectic, Modern, and Styled.
- During the home style classifications, students will discuss the identifying features, principal subtypes, variants and details, and the region of the United States where the style of home is located.
- Explain why these things are important to the agent, buyer, and seller. This includes why common floorplans are the way they are.
- Debate pricing a unique home in respect to functionality or functional obsolesce, rarity, comps, etc.
