Why Take This Course?

Post- settlement, Realtors are encountering new challenges, but most legal requirements have not changed.  This class will review the types of agency relationships in Pennsylvania, the difference between a client and a customer and how to discuss the consumer notice and newly required forms with your clients.  Specific forms for different agency relationships will be reviewed along with examples of how to handle compensation questions and how to best present offers.  In this changing industry, learn how to be the best advocate for your client while staying compliant with the law and the NAR settlement terms. This course is required for the 2024-2026 license renewal cycle.

Learning Objectives:

  1.  Review general agency law as found in Common Law.
  2.  Review PA RELRA law regarding agency and agency relationships, e.g. dual, single, disclosed dual, transaction licensee, designated.
  3. Apply PA agency law to a variety of situations.
  4. Analyze sections of the PAR standard forms and demonstrate how they can be used to both comply with RELRA and protect both the consumer and the agent.
  5. Comprehend that it is always two forms, even when not representing a consumer.
  6. Understand how to discuss fees, demonstrate value, and negotiate fees with both sellers and buyers.
  7. Enumerate and explain the duties owed by licensees to all consumers, and the specific duties owed to clients.
  8. Distinguish what an undisclosed dual agency is, and the problems it creates.
