New Licensee Commercial Module
Why Take This Course?
The Pennsylvania Real Estate Commission has mandated that all salespersons complete the mandatory new license general and residential or commercial modules in their first renewal cycle. For the 2024-2026 renewal cycle, this applies to those licensed on or after December 1, 2023. While these courses are required for those newly licensed, any agent may benefit and receive continuing education credits for these courses.
The commercial module is designed for agents interested in learning more about commercial transactions, including the different types of commercial properties, the contracts and documents used in a commercial transaction, commercial financing, property management considerations and other compliance issues. This course is a great basic foundation for new estate professionals who want to better understand commercial real estate concepts.
Learning Objectives:
Students will:
1. Understand key terms in the PAR Commercial Agreement of Sale, contingencies and other contract provisions.
2. Review potential environmental concerns and compliance methods.
3. Review and understand common commercial lease terms and clauses.
4. Discuss property management services and tenant requests, including fit-out.
5. Learn about 1031 exchanges.
6. Identify potential zoning issues and considerations for commercial transactions.
7. Discuss local commercial real estate issues and markets.
