This course is one of the three approved elective courses for brokerage licensure. The class will cover the advantages and disadvantages of investing in real estate, forms of ownership, tax considerations and implications, financing and cash flow and analysis.
Learning Objectives:
At the end of the course, participants will:
1. Understand the risks and benefits of investing in real estate
2. Identify the various ownership options for real estate
3. Understand concepts related to deprecation, 1031 exchanges, active/passive income and capital gains
4. Determine the best methods of financing a purchase
5. Be able to perform a cash flow analysis and project rates of return.
